Home Design Trends for 2012

by WhitetailClub on April 25, 2012

The recently completed Clearwater Cabin at Whitetail Club in McCall, Idaho offers creative and cost-effective design, two of the top trends for new homes in 2012 according to the National Association of Home Builders.

With new home sales and prices rising since the start of 2012, April found itself at the perfect time this year to celebrate New Homes Month. In honor of the home builder’s ‘holiday,’ The National Association of Home Builders has forecasted some of the top trends that will be seen in new homes being built in the coming months. The theme among the trends: creativity and cost-effectiveness.

“Despite the ongoing challenging economy, home builders are still delivering new homes with exceptional design elements that serve the current financial and functional needs of their home-buying customers,” said Barry Ruttenberg, NAHB chairman in a recent press release.

For prospective buyers, these trends serve to fulfill the desire for an exceptional space without compromising the financial stability necessary for maintaining a home. A few of the more notable projections include:

  • Reimagined Space: With a rise in smaller home sales, new homes are being designed to maximize the functionality of the most utilized spaces rather than creating sprawling foorplans with excess square footage. More space is being dedicated to high-traffic areas like the kitchen or living room while rooms that are occupied less often, such as a formal dining room, are being eliminated. Accordingly, smaller spaces are being envisioned in new ways. Pantry-type spaces located near large high-traffic rooms are being used for home organization the same way an office would and walk-in closets are being used for washer and dryer storage replacing a full-fledged laundry room.
  •  Expanded Amenities: While gyms and theaters have been common for years, communities and multifamily developments are adding more unique amenities for resident usage. As many families are purchasing smaller homes, communities are becoming more inclined to offer added value in libraries, businesses lounges and clubhouses that offer the same functional space that folks are opting not to add to their homes while exercising economic caution.
  • Cost Effective Design: Many have found that rectangular home designs are more economical and thus new homes are cutting back on multiple roof lines and unnecessary interior volume. In order to remain cost conscious without compromising interesting design, new homes offer a handful of traits including the mixed use of facade materials, such as metal wood and stone. Innovative window design, such as cornered windows with mitered glass, is also becoming popular as it allows for unobstructed views and maximum light without altering the roof structure.

These trends, along with others that allow owners to achieve a modern lifestyle in a creative and cost-effective way, will be on the forefront of home design throughout this year. With rising energy savings, lower interests rates and competitive pricing, families are finding themselves in the right time to secure the new home of their dreams.

Today, he has an exercise that can be done in the house or in the gym to help strengthen your core and keep your swing strong. All you’ll need is a yoga ball and some floor space. Use the ball to roll out to your ankles then pull your knees up and twist to either side, forming a ‘J’ shape. Things to Consider when Buying Golf Course Real Estate

by WhitetailClub on April 13, 2012

Whitetail Club in McCall, Idaho offers a variety of options for homeowners seeking property adjacent to the championship golf course located in the heart of the community.

With the recent culmination of perhaps one of the most exciting Master’s we’ve seen in a long time, we can’t help but get excited as we gear up for the 2012 golf season. As a group of golf aficionados, both as players and fans, the course at Whitetail Club naturally serves as a major component of our community.

For those considering a life on the links, we’ve gathered a few key things to consider when purchasing or building golf course real estate:

  • Golf courses don’t naturally look as put-together as they appear. They are meticulously groomed and most maintenance happens in the early mornings. If you find the humming of lawn mowers distracting, make sure your home is located a fair distance from the greens. Also, it may be best to avoid placing your master bedroom directly facing the course.
  • If you have children or a dog, make sure that your yard is large enough for your family. At Whitetail, that tends to be no problem as acres of forest land and miles of groomed trails sit right in everyone’s backyard. Remember that leisurely strolls and biking on golf paths are prohibited, so keep an eye out for another route near your home.
  • Golfers tend to stop at every tee box and putting green which make these areas high-traffic and occasionally noisy. To maintain a little privacy, it’s important to do some research on the location of your potential home. Sit outside for a couple hours and wait for a few golf games to pay through. You’ll get a good feel of the noise level and how busy the area is.

Homesite of the Week: Clearwater Cabin

by WhitetailClub on March 30, 2012

The Clearwater Cabin, one of the latest additions to the Whitetail community, was built for the homebuyer who always has entertaining in mind. Blending rustic charm with modern appeal, the versatile floor plan houses three bedrooms and three and a half bathrooms. At 3,113 square feet, the home boasts a covered deck and front porch along with a three car garage and additional bay for a golf cart or recreational “toys.” If that isn’t enough space, there’s an extra room over the garage perfect for a game room, extra bedroom or storage.  Just a five minute walk away, Clearwater’s central location gives buyers easy access to all of Whitetail’s amenities including the Fish & Swim Club and indoor tennis and fitness center.

Much like the Clearwater Cabin, smaller homes have surfaced at the forefront of real estate. According to the National Association of Home Builders, the average size of new homes has been dropping in recent years and average home size will be 10 percent smaller in 2015 compared to 2010. Smaller homes are picking up popularity because home improvement project and furnishings cost less on a smaller scale. Also, home buyers are looking to save time with less housecleaning and maintenance. Homebuyers can also get more bang for their buck with high-quality upgrades that cost less for less space. Also, when the time comes to sell, energy-efficient smaller homes will be in high demand because of rising energy costs. At just over 3,000 square feet, the Clearwater Cabin beautifully fits this trend.

The open-air floor plan houses a combined living, dining and kitchen area. The living room has 16-foot vaulted ceiling with a stone fireplace, large windows and a sliding glass door to bring the outdoors in.

The master bedroom has a fireplace, walk in closet and is decorated with designer finishes and fixtures.

The master bathroom has both his and her vanities, a soaking tub and separate shower.

The second and third bedrooms have their own private bathrooms and large walk in closets.
